Image
The Market Has Shifted Across the Midlands — Are You Ready? Hey y’all! Just two weeks ago, I talked about signs of a transitional real estate market across Columbia and the surrounding areas. Well, that transition is over. That’s not a fluke — that’s a clear trend. 🔎 What Does This Mean for Sellers? If you’re trying to sell your home and you’re overpricing , you’re just wasting your time . Buyers have more inventory to choose from. Homes are sitting longer. Price reductions are becoming common — even necessary. Whether you're in Lexington, Irmo, or Leesville , buyers are not overpaying. They're shopping smarter and coming to the table with more power. 💡 Seller Tip: If you're listing in this market, your price strateg...

How to Make a Small Home Feel More Spacious Before Listing It for Sale

Selling a small home can be a bit of a challenge, especially if it feels cramped or cluttered. However, with a few simple tricks and design strategies, you can make your small space feel open, airy, and inviting to potential buyers. Creating the illusion of more space can help your property stand out in the market and increase its appeal. Here’s how to maximize your home’s potential before listing it for sale. 1. Declutter and Depersonalize The first step to making any space feel larger is to remove the clutter. Excess furniture, personal items, and decorations can make a space feel chaotic and cramped. Gilbert Lake Murray Home Closes in Just 60 Days!

I took on this listing after it sat on the market 6 months last year (2018). The seller was unsure how many showings it acutally had and didn't know what different to do to get it sold. I met him with a market analysis and marketing plan to get it sold. Along with my marketing plan I hired professional photographers who took drone pictures and quality photos. My seller and I are happy to say from 6 months on the market we sold their home in just 60 DAYS!  Considering Selling? CLICK HERE! Considering Buying? Getting to know Michael Marshall

Image
My name is Michael Marshall and I was born and raised in West Columbia, SC. I now reside with my wife and son in Lexington. Although I specialize in Lexington, I also assist my clients in other areas (Lake Murray-Lexington Side, Lake Murray-Newberry Area, Lake Murray-Irmo/Chapin Side, Lake Murray-Saluda Side, Columbia, West Columbia, Chapin, Irmo, Gilbert, Blythewood,) and surrounding areas. I graduated from Airport High School and went on to join the United States Marines, graduating from Parris Island in 2010. During my time as a Marine I learned that training is a nonstop journey. It is this mindset that I have applied to my career in real estate constantly seeking to learn a new skill, a new technology, or strategy to provide the best results for my clients. My favorite part about real estate is that I get the opportunity each day to be a part of something bigger than myself; to serve others. www.movewithmichael.com https://michael.exitrec.com/agents/140561-Michael-Marsha...
